Rural Shed Construction - Womboin

Set on a 5-hectare rural lot within the Wamboin landscape, this project involved securing development approval for a new rural shed and modifying an existing consent to remove redundant conditions. PlanBE coordinated the dual-application process, ensuring consistency between historic and current approvals under the Queanbeyan-Palerang LEP and DCP frameworks.

Situated within a rural living zone, this property forms part of a low-density landscape characterised by open paddocks and natural bushland. The project involved approval for a new rural shed to support property management and storage, requiring modification of an earlier consent to ensure consistency across existing approvals.


The Challenge

An existing approval for a similar structure remained active on the site, necessitating a formal modification before the new development could proceed. The key challenge was to coordinate multiple consents under different legislative timeframes while maintaining compliance with Council’s current planning instruments.


Planning Approach

PlanBE prepared a comprehensive planning package addressing land use compatibility, visual impact, and compliance with Council’s Local Environmental Plan and Development Control Plan.


Some of the process included:

  • Preparation of detailed Statements of Environmental Effects for both the new structure and the modification;

  • Coordination with Council to meet requirements under the Environmental Planning and Assessment Act 1979;

  • Integration of bushfire, storm water, and access considerations to ensure minimal environmental impact.


This coordinated approach ensured that all conditions aligned between consents, reducing risk and streamlining approvals.


Heritage Assessment

The site was confirmed as non-heritage and located outside any conservation area. No impacts on heritage items were identified.


Additional Reports

Supporting documentation included planning statements, modified site plans, and accompanying engineering details that addressed all development and compliance matters in accordance with Council’s standards.


Outcome

PlanBE successfully secured development consent for the new structure while achieving modification approval for the earlier consent. The result was a compliant, low-impact development consistent with Council’s rural planning objectives and the broader landscape character of the region.
