Rezoning
Rezoning is the formal process of changing the planning controls that apply to a parcel of land. Every property in New South Wales is allocated a zoning under the Local Environmental Plan (LEP), which sets out how the land can be used and developed. These zones might include residential, rural, business, industrial, or special purpose areas.
Rezoning
When landowners or developers wish to use land in a way that isn’t currently permitted – for example, converting rural land to residential lots, or industrial land to mixed-use – they must apply for a rezoning. This involves preparing a Planning Proposal, which is assessed by the local council and then the NSW Department of Planning, Housing and Infrastructure.

Rezoning considers a range of factors, including environmental impacts, infrastructure capacity, community needs, and alignment with broader strategic plans. The process is designed to ensure that land use changes are orderly, sustainable, and in the best interests of both the local community and future development.
